Job Description

Function:
Site Acquisition
Job Purpose Assist in overall planning for new site acquisition and co-locations across all the circles in accordance with annual operation plan (AOP) and business requirements
Monitor new site acquisition & colocation progress, process, support in developing circle talent
Ensure process adherence at circle level, oversee the progress of new site acquisition and report in case of any issues
Understand the external & internal customer needs and accordingly communicate with circle teams to meet their requirements

Key Job Responsibilities and KPIs Key Job Responsibilities:

Financial/Technical/Process
Annual New Build and Colocation Planning & Tracking
Support in Strategizing the execution plan at corporate and circle level and timelines to meet AOP
Assist in evaluating and to finalize strategic decisions and define suitable directions to circle Site Acquisition team
Track new developments in regulatory norms and regulations for new built as well as existing sites
Support in Identifying new opportunities and locations for business in futuristic high potential areas
Ensure strict adherence of processes and practices
Coordinate and complete any other assigned special project on priority
New Site Acquisition & Colocation Control &Management
Coordinate, guide and support to circle's team to achieve the annual operation plan (AOP) for Anchor, Colo & upgrades
Monitor and review the effectiveness of the site acquisition policies and strategies, suggest modification, if required, to maximize the productivity and strengthen the governance
Lay down the quality control measures for site acquisition
Review the TAT on delivery and monitor and take corrective measures in case of delay in functional deliverables
Improve the circle SR/ SO conversion ratio
Deal with the institutional and critical site owners to facilitate the business
Coordinate in providing innovative and economic solutions for all existing / potential customer requirements and where conventional new built is a challenge
Overall rental control and budgetary management
Budget the manpower requirement for the circles.
Resource allocation and mobilization for special project rollout
Render all possible support to circle SA teams to meet audit qualifications

Customer
Internal Customer Satisfaction
Liaise with government authorities, regulatory bodies and Coordinate with corporate legal team in order to assist the circle teams for completing the critical site acquisitions, to take suitable business calls, and to deal with emerging regulatory / environmental challenges etc
Understand and anticipate internal and external customer needs to achieve customer satisfaction
Financial
Site Acquisition Budgeting & Control
Provide inputs to senior management on annual budget of site acquisitions for the circle
Acquisition of sites within benchmark rental Maintain cost of site acquisition within allocated budget

People
People Management and Development

Achievement of anchor, colocation & upgrade AOP targets
% sites acquired within benchmark rental
% site cleared without rental enhancement
Projected functional TAT vs Actual TAT
Timely filling and acquisition of regulatory compliances and clearances.

Adherence of functional SOP & Guidelines.

Government authorities and regulatory bodies - Meeting with Government and regulatory bodies for work out new business opportunities, new regulatory developments for new built as well as existing sites etc.
